Regional Residential Builder of the Year - South East

Lamaro Homes Pty Ltd
Project: Smiths Beach

This impressive home involved a joint collaboration between the builder and the designer. The block was challenging due to its steep slope, resulting in large engineered core filled concrete block retaining walls, and the concrete slab consisting of four different levels. The lower level contains two bedrooms, office, laundry, bathroom and various family and entertainment areas. The upper level boasts the master bedroom, ensuite, and large open plan kitchen, dining and living space. Each level has the added benefit of large decks to take advantage of extra entertaining space.

BFN Developments
Project: BMW Dealership, Traralgon

Built by BFN Developments, this new facility serves as a showroom/service facility for the prestigious BMW Group Australia. The interior of the building reflects the superior service offered by BMW, through high quality features including, high gloss porcelain floor tiles, full height butt jointed glazing, and exceptional thermal qualities enhancing climate control. Critical to the aesthetics of the building is the enormous clear spans and layered projecting canopies. The project’s completion with all design requirements achieved to the highest standard, has exceeded the client’s expectations.

The brief from the owners involved a new, contemporary three bedroom home that reflects the 'entertaining' lifestyle of the owners, including a plunge pool, large entertaining areas and purpose built bar and gaming room. The initial stages of the build were quite challenging, due to the steep slope of the block, resulting in construction over four levels. The inclusion of large windows and bi-fold doors required a large amount of structural steel to be used. The project's completion, with all design requirements achieved to the highest standard, have exceeded the client's expectations.

TS Constructions Pty Ltd
Project: Inverloch Primary School, Inverloch

The aim of this school project was to create a series of learning spaces that provide flexibility of use and enable the school to continue catering for a wide range of student needs. The build was broken into two key stages; the first stage consisting of an office/administration block, library complex, art room, six general purpose classrooms, toilets and an impressive entrance incorporating an access ramp and front fence. The second stage added four classrooms, toilets, relocation and integration of two remaining portable classrooms and extensive landscaping works. Linking the entire complex is a series of outdoor covered breeze ways finished in raw steel and lined with corrugated iron to provide clean lines and ease of maintenance.

Regional Residential Builder of the Year - South West

O'Dowd Design & Construction
Project: Point Lonsdale

This modern architecturally designed property represents a seaside retreat for the busy owners. The highest standard of quality and craftsmanship is evident in this home with the use of limed American oak joinery in the stylish kitchen, Retroplate stained polished concrete flooring in the open plan living, full height double glazed windows throughout and a beautiful timber stair with glass balustrade. Externally the home boasts low maintenance, organic materials including, handcrafted dry stonewalls, ironbark cladding and Corten steel, all chosen to give the house a natural, homely yet contemporary feel.

Project: New Generation Library Deakin University, Waurn Ponds

This refurbished library building reflects the integration of modern learning experiences, breaking away from the traditional library model. The clever use of raw and recycled materials combined the atypical design features, such as neon lighting, contrasting dark and light spaces, and a book feature wall. The external finishes consist mainly of a new double glazed curtain wall with some specialised recycled coloured glass for effect. Lyons Construction completed this project under difficult circumstances as the library had to remain operational throughout the project.

Innovative improvements have transformed this 1990s single storey building into a modern home in keeping with its surroundings. Works were required to renovate the existing kitchen and extend the family area to include a home theatre and alfresco area. The state of the art kitchen and meals area was opened up to provide a more versatile space, incorporating large aluminum Stakka doors flowing out to the new alfresco dining area. All external materials were sourced to match existing where possible, ensuring that the blend from new to existing is seamless. Work on this early Federation style home has not only restored the interior to its former glory, but has successfully combined elements of modern day living. The two-pronged approach to this project successfully retained heritage aspects of the original style to the home, and at the same time has brought the building's function into the modern era. Project: St Therese Church, Torquay

Originally built in the late 1950s, the St Therese Church in Torquay required remodelling and refurbishing to meet the needs of the parish's growing community. The culturally and historically significant church was extended to the north and south to dramatically increase the seating capacity. The design respects and acknowledges the heritage and natural environment of the land with commissioned artworks by the Wathaurong people, the traditional owners. An additional new building provides a gathering space with covered entrance, kitchen, storage and toilet facilities. The old gravel parking area was replaced with a serviceable and attractive all weather surface of Lilydale toppings and asphalt.

Project: Audi Centre, Geelong

The contemporary German inspired design of this 575 square metre building was adopted by Audi International to compliment their German designed and engineered luxury motor vehicles. The design's clean lines, open plan and fully glazed façade create the aesthetics and functionality essential for a spectacular showroom that enhances rather than competes with the vehicles on show. Externally the building is constructed of precast concrete, structural steel, glazing and a feature perforated metal clad facia that is a signature material on all Audi buildings. Landscaping and pylon lighting enhance an external concrete-paved vehicle display.

Project: Waurn Ponds Library and Community Hub, Waurn Ponds

The striking new Waurn Ponds Library and Community Hub fits its iconic status as the first purpose-built community library undertaken by the City of Geelong in two decades. The library incorporates a customer service centre, reading areas and community hubs for various ages, and a meeting room which can be utilised after hours. There are also outdoor areas for play and reading. Polished black concrete panels with inscribed design characterise the exterior of the building and inside the double height space boasts a focal point of more than 400 plywood laser-cut timber fins.

Project: Deakin University – New Generation Library, Waurn Ponds Campus

The refurbishment of the existing library at the Deakin University Waurn Ponds Campus showcases a new direction for contemporary learning. Originally constructed in 1973, the dated and tired building required an upgrade to reflect the learning patterns and requirements of today's students. The new building integrates components for modern learning experiences, including both quiet and collaborative study spaces and a café. The book collection area is reduced to allow for an increased emphasis on advanced electronic technologies. Raw and recycled materials combined with neon lighting and coloured glass creates a daring and successful rejuvenation that is proving popular with the end-users.

The brief for this project was to carryout upgrade works in two stages to the Eaglehawk Secondary College facilities over a two year period. Stage one involved the construction of the Design and Technology building with covered outdoor project yard, a Performing Arts 'Black 'Box, encompassing all artistic disciplines, and two neighbourhood buildings. Stage two consisted of a combined administration and neighbourhood building containing a large library, canteen and outdoor servery, a large library with multimedia room, gymnasium and two more neighbourhood buildings. The new design accommodates the different ground levels, to facilitate easy access to all parts of the school grounds.

The design for this office building called for a modern architecturally designed building to suit the L shaped construction site. Consisting of two levels, the brief required energy efficiency, state of the art materials to capture natural light and to be low maintenance. Building methods include a lightweight quality steel frame construction with heavy structural steel components, required for the second storey. Half of the building displays common brick veneer, in a stylish block style and modern colour, using a unique header pattern over the windows, while the remaining half displays modern Alucobond cladding.

Project: DSE Breakout Space, Bendigo

Designed as a 'breakout space' for employees, this building is highly flexible in its design. The most notable feature is the large granite pillars, forming part of the external façade, these monolithic columns appear to pass seamlessly through the glazed wall. The building boasts a thermal chimney with automatic louvers ensuring efficient use of natural airflow. Custom made feature carpets, based on Aboriginal designs, present a vivid focal point amongst polished concrete floors. Externally, the landscape design is again centered around traditional Aboriginal themes, with the hard and soft landscaping shaped to resemble an Aboriginal possum pelt.

Project: BRIT Echuca Trade Training Facility, Echuca

In recognising the need to offer trade training at their Echuca Campus, the Bendigo Regional Institute of TAFE undertook to build a facility to accommodate trade disciplines. Practicality and flexibility were the client's major requirements, hence the large open areas and access for material deliveries and storage were major considerations in the design. A strong local connection with the Aboriginal community has influenced the colour scheme throughout the recreation areas, whilst a large screen printed mural in the 'Chill Out Space' provides a focal point. Externally, a shaded outdoor eating area is located directly outside the existing restaurant.

Project: Eaglehawk Secondary College, Eaglehawk

The upgrade to this education facility involved a two year project, broken into two stages. The first stage required the construction of the design and technology building and a theatre, performance area, production studio and acoustically designed instrument rooms. Stage two contains a combined administration and neighbourhood building. All building finishes are designed to meet the high demand of student activities and leisure times. The new design allowed for the provision of various ramps to accommodate the different ground levels, to facilitate easy access to all parts of the school grounds.

This construction more than meets a long held dream of the Scots School Albury for its own indoor sports and recreational center. A requirement for the facility’s design was its exterior to be consistent with the secondary campus aesthetics. With meticulous attention to detail the building incorporates the same cream coloured brickwork with a terracotta base and banding as the surrounding buildings. There are circular cement columns supporting verandah roofing and grid pattern windows. The mass and colour of the steeply pitched roof tiles are mirrored in the use of terracotta cladding panels to the main facades.

Removing the majority of internal walls and adding significant structural support into the ceiling space has achieved the desired open plan design. The finished building demonstrates a high level of finish, through the use of high quality materials, including a floating floor system and feature lighting.

Premier Building & Construction
Project: Kotzur Office Redevelopment, Walla Walla

Works required the demolition of an existing building and the refurbishment of an office and construction of a new two storey extension, setback to form an entry courtyard. The new levels link to the existing levels via a new internal stair, and the top floor extends internally over an existing loading area. To express the silo-making activity of the factory, an external perforated stainless steel screen wraps around the outside of the entry foyer below, and the main meeting room above, with a facetted conical roof. The clients designed these features themselves applying the same technologies they use to make silos.

Hedger Constructions Pty Ltd
Project: Narbethong Public Hall, Narbethong

The brief involved constructing a community hall that reflected the history and heritage of this high-risk bushfire area. To comply with bushfire requirements the outside of the building is made up of floor to ceiling double glazed windows that are wrapped in bronze fore resistance screens. Internally the primary material is timber with the messmate flooring complimented by recycled messmate to the ceiling. The laminated Blackbutt vertical timber fins that curve through the building reflect the building's association with the local Black Spur forest.

Premier Building & Construction
Project Jayco Albury/Wodonga, Lavington

This new showroom provides a simple, functional and sustainable design. Externally the development consists of onsite car park, truck loading bays and landscaped areas. Internally, this development includes a showroom, workshop, dedicated handover space, two general offices, staff amenities and administration offices. The structure is based on a polished concrete raft floor slab with steel frames, concrete tilt panels and corrugated metal clad walls with expressed joint compressed sheet feature panels. An adjoining caravan and car wash were constructed simultaneously.

Project: Wodonga South Primary School, New Campus, Wodonga

Following years in the planning, this community school development covering 8.6 acres, incorporates six separate buildings that are linked by covered walkways that wind through the site. The project was divided into two major phases, the first comprising the new library and administration buildings, three general purpose classrooms, full sized basketball stadium/recreational centre and car parking with associated works. The second phase involved construction of the Early Years Centre, incorporating great architectural interest and unique features, such as timber instead of the usual steel.
