The Master Builders Association of Victoria's Excellence in Housing Awards showcases the outstanding craftsmanship and professional standards of Association members and demonstrates the commitment to building excellence in the residential sector of the building industry throughout Victoria.

The 2009 Excellence in Housing Awards recognised the highest achievers among Master Builders. The drive and commitment to building excellence is demonstrated by the extremely high standard of project winners.

Best Renovation/Addition $500,000 - $1M

Winner - Lexicon Gulf Pty Ltd
Project: Fitzroy

This is a great example of a type of high-end warehouse conversion that can provide a modern
inner city alternative to more traditional housing in terrace homes. Innovative elements include
automated lighting and blinds throughout the home as well as keyless entry. As well as achieving a
contemporary architectural style, the home boasts a number of sustainable features. Rainwater is
harvested for all toilets, washing machine and garden beds. The solid brick construction also has
double glazed and performance glass windows.

The fi nal result is a magnificent home so successfully incorporated into the established gardens it appears to have been built a century ago.

Project: Hawthorn

The approach taken in the completion of this magnificent four-bedroom home was a commitment to quality and an attention to detail in design and finishes. High quality materials such as stone and terracotta planter boxes were sourced from Italy. Italian stonemasons specially selected the marble. American Oak of the finest quality was chosen for all cabinetry. Hand made wrought iron stairs and antique bronze door furniture are more of the features in this home that contribute to the overall impression of enduring beauty and distinction.

Project: Logan 28 Chateau, Lyndhurst

The Logan is a modern three-bedroom home accredited with a 7 star rating. Its many sustainable features include Comfortplus glass to sliding doors and timber bi-fold windows, and doubleglazing to the remaining windows. Recycled aggregate concrete and blended cement product used in the slab, not only contributes to its strength but to a lower embodied energy. Under the slab is a water tank and pump, and the roofing is insulated steel. Energy efficient lighting is another sustainable feature inside the home. The design presents quality and exceptional value for money for environmentally concerned families.

Now an attractive two-bedroom home, this dwelling was originally a one-bedroom Victorian home that has at some time been converted to an offi ce. Making it a home again, the hallway arch was reinstated to its former glory and many other original features were retained including a fireplace, architraves, cornices and skirting boards. The ground floor now has a bright kitchen, formal dining and open plan living area with polished concrete floors. The existing roof space was extended to encompass the new bedrooms and bathroom.

This project comprised of a complete renovation of an existing bathroom and a new extension at the back of the house. The external finishes of the home with timber doors and louver windows make it a very attractive home. A colorbond corrugated skillion roof and sealed paving complete the picture perfectly.

The renovation of this enchanting, but dilapidated, old home retained much of the original frontage and sleeping areas to revive and preserve its historic charm. Walls were straightened using laser and finished with hand-nailed weatherboard fixing and highest quality render fi nish. Both solid and open-style verandahs have been lined with recycled messmate floorboards to match the original timbers. The spectacular transformation of this early 1900’s bungalow in Camberwell demonstrates a high quality of workmanship and attention to detail. Externally the works included extensive timber weatherboarding, boxed and hooded windows and meticulously detailed gables. Internal finishing required detailed work to compliment the period, including pressed metal and v-joint wall linings, dado moulds, fretwork, wide moulded cornices and customised shabby chic cabinets. The completed project is a home that showcases a perfect blending of new and old.

A commitment to quality was clearly a key driver in the refurbishment of this classical Victorian residence into a contemporary family home. The original Italianate façade set the tone for the renovations, which utilised exclusively Italian materials, most of which was sourced directly Italy. Zoned spaces over three levels were designed to create areas that met the need for low-maintenance easy living while also setting the highest standards of luxury. The magnificent result demonstrates an extraordinary attention to detail in design and construction.

This spectacular custom built home has received praise form the judges for its construction as well as its excellent internal and external finishes. All the tiling, painting, plumbing and joinery are completed to a high standard. One of the many difficult features that were included in the home’s design was sliding cavity doors to external walls. The overall result of maintaining such standards in the design and construction is a high quality residence the owners can be proud of.

Best Custom Home $800,000 - $1million

Winner - Comdain Homes
Project: Balwyn

This home is a statement of class and style with an extremely functional fl oorplan that provides a practical separation between informal, formal and sleeping zones. A feature of the internal design is a Makore timber staircase and skybridge connecting the master bedroom. There are abundant outside living opportunities in the many alfresco areas and balconies accessed by seven sets of bi-fold and French doors. The home is also fi tted with industry leading AV distribution, structured cabling, CCTV/intercom and automation based alarm panel.

Best Custom Home Over $1million

Winner - Stonehaven Homes (Vic) Pty Ltd
Project: Kew

A great deal can be said about this incredible home, but a key influence on the design was a solution that capitalised on the northerly aspect of the building. The main living areas are oriented to the north and a virtually unobstructed outlook has been achieved with double stacker doors and glass curtain wall above. The glazing requirements are relatively unique for domestic construction and the structure is a breathtaking feature that is sure to be repeated in other homes.

Best Custom Home Over $1million

Special Commendation: Good Constructions
Project: South Yarra

This home was a relatively complicated build on a small site on a very busy corner in the heart of South Yarra. The three-storey building maximises space and has a strong vertical presence in the surrounding streetscape. Custom designed and built features includes the feature staircase, lightboxes and bunkrooms. Polished timber cladding to the bunkrooms walls and ceiling create a look of luxury, but the rooms are also very practical and cater for
visits from the owners’ extended family.

Best Multi Unit Development - up to 3 units

Winner - DGS Properties Pty Ltd
Project: Brighton

These units are a departure from the more traditional developer projects in the area by way of their difficult architectural requirements and unusual integration of internal finishes. The approach to finishes effectively morphs wall paneling into joinery and joinery into ceilings. The dwellings have two distinct, generously sized, living zones – one on each floor. Exceptional cross-flow ventilation on both floors substantially reduces cooling demands. External rendering is cement based and coloured with natural oxide, which will weather naturally and not require ongoing maintenance.

Best Multi Unit Development - 4 to 12 units

Winner - Ravida Group
Project: Malvern

The judges commented on the brilliant use of space in the design of this project and how it is beautifully suited to the location and in keeping with the neighbourhood character. The highly detailed internal fitout and finish required special attention with the staging of installation and protection of materials already installed. The external detailing also demanded a high degree of
care to successfully overcome difficulties with the coordination of scaffolding on such a small site.

Best Integrated Housing Development

Winner - Latitude 37 Homes
Project: Keysborough

This development is on an unusually shaped site that is bordered by roads, a council reserve, a rural low-lying property and a watercourse. Unique solutions to these challenges have achieved the property’s true potential with 16 homes constructed over seven months. Built from eight different floor plans, each home is oriented to maximise solar access and natural light and to minimise overlooking and overshadowing. Hebel Power panel cladding with a rendered finish provides improved thermal efficiency and a sophisticated and attractive appearance overall.
