The Master Builders Association of Victoria's Excellence in Housing Awards showcases the outstanding craftsmanship and professional standards of Association members and demonstrates the commitment to building excellence in the residential sector of the building industry throughout Victoria.

The 2010 Excellence in Housing Awards recognised the highest achievers among Master Builders. The drive and commitment to building excellence is demonstrated by the extremely high standard of project winners.

An existing 1970s house was demolished to make way for this dramatically beautiful home in a fantastic location overlooking the Yarra River. Extensive excavation and retentive foundations were required to prepare the site for the new two-story 90 square home which was constructed over 24 months. The stunning residence is an extremely livable space with high ceilings, wide light-filled hallways, quiet retreats and functional open living spaces. The quality finishes include marble bathrooms and benches, limestone floors, timber clad walls, floors and ceilings and an eight metre high off-form concrete feature wall with rolled curved steel balustrading to the centre piece feature staircase.

The scope on this project required major renovations and additions to the existing residence. The work included removing the deck and sunroom at the rear of the family room and increasing the footprint of the building. The bathroom and laundry were totally renovated and minor alterations were made to the entry, lounge and one of the bedrooms. The family room was increased in size and a study was added. The design process required a solution to achieving much-needed extra space without overly disrupting the external appearance of the home.

In the conversion of these original 1846 stables into a fully functioning dwelling nothing was standard from the toughed glass facing a tennis court to hand selected beams that were free of knots. Initial works involved demolishing and rebuilding the first level floor frame 300mm lower to create more headroom to accommodate the master bedroom. Further construction involved a new kitchen, completing the existing bathroom and refurbishing the roof structure. Throughout the project care was taken with each component to so successfully bring it into the 21st century.

The renovations to this solid brick Victorian terrace have retained a modest exterior and produced a functional and exciting home within. A polished concrete slab provides stylish flooring to the ground level, which features the dominant element of a steel staircase leading to the upper level.

This restoration project of a two-storey, 1970’s brown brick home, situated only 100m from Port Phillip Bay, has brought back the builkding’s former glory. The reconfigured layout now presents living areas to the north and sleeping areas to the south thus significantly improving the thermal performance of the home.

Communication between the builder and the architect was crucial to achieve the necessary approvals and to address the many building complexities such a project presents. The high quality of documentation prepared by Peddle Thorpe, and the judicious amendments to the original design concept, supported the successful completion of the project within budget. The attractive development sits comfortably in the heritage landscape of its urban environment. The completed project is a successful resolution of the design, heritage, authority, building and cost issues that were faced throughout the project.
